Block Management
We manage a number of blocks within the Southampton area and provide a service where we maintain and where possible, increase the value of the property, whilst bearing in mind the individual Lessee requirements and budget.
Our general charges are at a rate of £80.00 plus VAT per unit, per annum, with 10% plus VAT being charged on any expenditure arising and this covers the following:
Initial visit and discussion of requirements, including arrangements for regular cleaning/maintenance works.
Preparation of a service charge budget (for approval), issuing invoices, administering income account, pursuing late payers.
Collecting ground rent, where applicable.
Administration of the service charge expenditure account, receiving and checking contractors invoices and making payment.
Maintaining financial records, including provision of regular statements, preparation of financial year end reports for lessees and liaising with accountants if required.
Arranging for any emergency repairs and dealing with maintenance issues as they arise.
Recommending a programme of major works, if necessary, to be carried out over a five year or ten year period, subject to specialist reports as required.
In addition, we currently organize Electrical and Health & Safety checks on blocks within our management as required under Section 3 of the Health & Safety at Work Act which covers the communal areas of blocks of flats. If these inspections have not already been carried out costs would initially be around £50.00 per flat, although this should lower in subsequent years.
We can also carry out Company Secretary duties, arrange any insurances required and provide advice on leasehold matters as they occur.
