Tenant Find Only £450.00 (Including VAT)

This service is generally used when you require assistance in finding a suitable tenant but have the knowledge and expertise to manage the property and the day-to-day issues yourself. 

✓Advice on current rental levels.

✓Property marketing, advertising and accompanied viewings.

✓Full tenant referencing (payable by the tenant) including Right to Rent check.

✓Provision of an Assured Shorthold Tenancy Agreement.

✓Deposit protection with the Tenancy Deposit Scheme and associated paperwork.

✓Collection of the first month's rent.

✓Notification of tenant details and meter readings to the relevant utility companies.

Fully Managed 12% of rental income (Including VAT)

Use this service if you want peace of mind that your property is in good hands and all the day-to-day issues are taken care of.  As with Tenant Find but also including:

✓A comprehensive, independently prepared Inventory.

✓Rent collection and close monitoring of payments.

✓The arrangement of property repairs and any maintenance issues. 

✓24 hour call out service available for emergencies.

✓Regular property inspections.

✓Accounting on a quarterly basis.

✓Arrangement/management of Gas Safe and Legionella inspections (additional fees apply)

✓A set-up fee is charged when a new tenancy commences, equal to one weeks’ rental, subject to a minimum fee of £270.00 including VAT.

Rent Collection 9.6% of rental income (Including VAT)

If you prefer to take care of your own property maintenance and day to day issues but would like assistance in collecting and monitoring rental payments.

✓Monthly rental collection and accounting on a quarterly basis.

✓Monitoring any late payments and reacting accordingly.

✓A set-up fee is applicable if a new tenant is required.
